Even a small pricing misstep can result in an asset going unsold. That’s why questions around pricing and yields are currently front and centre in investor conversations.
Don't Always Yield to Yields
Many investors today are targeting double-digit yields, especially in secondary or tertiary locations. While these deals do exist, they’re rare. Focusing too narrowly on high yields can mean missing out on lower-yielding assets that offer better long-term value through rental growth, tenant quality, or asset management opportunities.
For example, a 10% gross yield might look attractive, but if the property has high capital expenditure needs, tenant turnover issues, or weak rental growth, its long-term value could be poor and the yield may even worsen. By contrast, a 6% yield in a strong location with stable tenants and rising demand may deliver far greater value over time.
Where Price Meets Value
Since the Truss mini-budget, it’s become more important than ever to “price right” from the start. This means finding the balance where a fair price reflects fair value: a sweet spot that makes both buyers and sellers comfortable. With cautious sentiment on both sides, pricing in value from day one is critical, and this is where our expertise makes a real difference. When price and value are aligned, deals happen faster and more successfully. Despite economic uncertainty, operational pressures, and regulatory change, property remains a strong investment — especially when priced and positioned correctly.
